Integrated Resort Scheme
In order to encourage Foreign Direct Investment in the real estate sector, the Mauritian Government implemented the Integrated Resort Scheme (IRS) in 2002.
The IRS allows foreigners to purchase freehold property for residential purposes with a minimum investment of USD 500,000 (excluding taxes) for a maximum surface area of 1.32 acres.

Mauritian residence permit
Upon purchase, the new owners may apply for a Mauritian residence permit and benefit from the country’s favourable tax regime. Spouses and dependent children are also eligible for residency. An unmarried partner is entitled to a residence
permit renewable on a yearly basis. The residence permit granted as a result of an IRS real estate property acquisition enables the holder to work on the island, provided that he or she holds a work permit.

Favorable tax regime
The residence permit entitles the property owner to be tax domiciled in Mauritius, provided that the duration of stay in Mauritius exceeds 183 days per year.
